Community Guidelines
1. Introduction
Jumuika is a trusted marketplace for Kenya's real estate community. These Community Guidelines apply to all content and interactions on the Platform, including property listings, reels, inquiries, and social media posts made through the Platform. Violating these guidelines may result in content removal, account suspension, or permanent ban.
2. Property Listing Standards
2.1 Accuracy
- All property details (price, size, location, features) must be accurate and current
- Properties must be available for sale or rent at the listed price at the time of posting
- Do not advertise properties you are not authorised to market
- Update or remove listings promptly when a property is sold, rented, or withdrawn
2.2 Photos & Media
- Use real photos of the actual property — stock images are not allowed
- Photos must not be misleadingly edited (minor adjustments for brightness/contrast are acceptable)
- Do not include watermarks from other platforms or agencies
- Videos and reels must show the actual property, not simulations or renders (unless clearly labelled as such)
2.3 Descriptions
- Write clear, honest descriptions in English or Swahili
- Do not use misleading terms (e.g. "beachfront" for a property 10km from the beach)
- AI-generated descriptions must be reviewed and edited for accuracy before publishing
- Include any material defects or conditions that a buyer/renter should know about
2.5 Mobile App Listings
When creating or editing property listings through the Jumuika mobile app:
- Photos must be taken of the actual property. Using the app's camera to capture misleading images is prohibited.
- All property details entered through the app are subject to the same accuracy requirements as web-based listings.
- AI-generated descriptions created through the app must be reviewed and verified by the listing agent before publication.
- Property videos and reels uploaded through the app must comply with our video standards and will be processed through our content delivery network.
3. Reel & Video Standards
- Reels must be related to real estate (property tours, neighbourhood guides, market updates)
- Content must not contain violence, nudity, or hate speech
- Background music must not infringe copyright
- Do not include contact details or external links in reels — use the listing's contact features
- Maximum resolution standards and file sizes apply as per the upload interface
4. Agent Conduct
- Respond to inquiries and leads professionally and within a reasonable time
- Do not harass, spam, or send unsolicited messages to customers
- Respect customer preferences for communication channels
- Do not misrepresent your qualifications, experience, or agency affiliation
- Operate within the laws and regulations of Kenya's real estate sector
- Maintain valid professional credentials and business licences where required
4.7 Mobile App Conduct
- Agents must not abuse push notifications to spam customers. All communications through the app must be relevant and professional.
- Agents must respond to mobile app inquiries within a reasonable timeframe (24-48 hours during business days).
- Agents must not share or screenshot customer inquiry information for use outside the Jumuika platform without the customer's consent.
5. Customer Conduct
- Submit genuine inquiries — do not spam agents with fake leads
- Provide accurate contact information when making inquiries
- Respect agents' time and scheduled viewings
- Do not use the Platform to gather competitive intelligence or for research purposes that violate these guidelines
6. Prohibited Content
The following is strictly prohibited on the Platform:
- Illegal properties: Listings on grabbed land, properties with disputed ownership, or properties that cannot legally be sold or rented
- Fraud and scams: Fake listings, advance-fee fraud, or any scheme to deceive users
- Discrimination: Content that discriminates based on race, ethnicity, religion, gender, disability, or any protected characteristic
- Hate speech: Content that promotes violence, hatred, or intolerance
- Spam: Duplicate listings, keyword stuffing, or repetitive content
- Personal information: Sharing others' personal information without consent
- Malware: Uploading files that contain viruses or malicious code
- Political content: Political advertising or propaganda in property listings
7. Social Media Posts
When posting to Facebook or Instagram through the Platform:
- Content must comply with both Jumuika's and the social platform's community standards
- Only post properties you are authorised to advertise
- Do not use AI-generated images that misrepresent the actual property
- Include accurate pricing and location information
8. Reporting Violations
If you encounter content or behaviour that violates these guidelines:
- In the app: Use the "Report" button on any listing, reel, or profile
- Via email: Send details to report@jumuika.co.ke
All reports are reviewed within 48 hours. We may contact you for additional information.
9. Enforcement
Violations are handled based on severity:

| Moderate or repeated minor | Temporary suspension (7-30 days) |
| Severe (fraud, hate speech) | Immediate permanent ban |
| Illegal activity | Permanent ban and report to authorities |
Agents may also have their verification status revoked and outstanding credits forfeited.
10. Appeals
If you believe enforcement action was taken in error, you may appeal by emailing appeals@jumuika.co.ke within 14 days. Include your account details and an explanation. Appeals are reviewed within 7 business days.
11. Changes to These Guidelines
We may update these Community Guidelines as our Platform evolves. Material changes will be communicated via email or in-app notification. Continued use of the Platform constitutes acceptance of the updated guidelines.
